Gardens and Grounds: Providing professional gardening services optimising the aesthetic value of the property.

Security: PIPS use internationally rated security companies to provide a service befitting the development to provide complete piece of mind.

Maintenance: Provide for the owner’s services relating to maintenance, alterations or variations to their homes using reputable contractors.

 

 

Waste disposal: Co-ordinating regular waste disposal including septic tanks.

Swimming Pool Maintenance: Daily monitoring of swimming pools to ensure a healthy environment for owners and guests.

Insurance: Liaison with internationally rated insurance companies to provide both property and liability insurance.

    Owner Services        
   

Insurance: Arrange insurance cover for an owner’s house contents.

Purchasing: Upon the owners’ request, PIPS purchase groceries prior to arrival or source items of interest for an owner and arrange delivery and payment.

Housekeeping Services: Provide cleaning services to owners including laundry and babysitting.

 

 

High Care Service: A service provided to owners whilst the home is unoccupied including cleaning, damage control, plants and airing of rooms.

Reception service: If the development has office/reception facilities PIPS can supply staff to man the office to provide support to owners and tenants.

 

 

 

 
             
    Rental Services        
   

Advise on how to maximize the letting frequency relating to decor and standard items.

Preparation and implementation of a marketing strategy in keeping with the style of the development.

Inclusion of the property or development in advertising and marketing materials.

Promotion of the home/development with local and international agents.

 

 

Preparation of inventories for the owner.

Collection of rental fees, payment of taxes and a summary of rentals for the owners.

Reprobation of Rental Agreements

Preparation of Property Management budgets.

Billing of owner’s management fees and their collection.

Payment of utilities and billing on a pro- rata basis, when necessary, to owners.

Preparation of variance to budget reports and reports for year-end audit purposes.

 

 

Negotiation on the Owners behalf of Service Contracts in line with personal needs and budgetary constraints

Arrange for the submission of personal or property tax returns on behalf of the Owner in accordance with Thai Law

Maintaining separate funds for owners and providing monthly statements showing deposits, rental commissions and deductions for management fees, services and utilities.
